These separate corporations are the real estate commercial development branchs owned by Jim and Diane Weaver (JDW).  Commercial lots are available for purchase or JDW will build to suit a tenant's needs under a long-term triple net lease.

JDW, Inc. has purchased and/or built several office/shop combinations which are then leased out (for example, Warren Transport-Billings offices and shops; Warren Transport-West/Belgrade offices and shop; Warren Transport-South/Warren offices and shop).

Another example of a "built-to-suit" partnership is the Farstad Oil complex at 2350 N. Frontage Road in Billings completed in May 2003 (under corporation JDW Industrial Park, LLC) and operated under a long-term triple net lease. (Pictured at left.)

Prime Billings, Montana, Johnson Lane (Lockwood) commercial lots are ready for such build-to -suit development or sale under another corporation - JDW Industrial Park 2, LLC. Two large commercial lots with direct access off of Johnson Lane (just North of the railroad tracks) are being developed next to what will be a 20-acre lake. Currently the gravel is being extracted (by Fisher Sand and Gravel) from the 20-acre adjacent land. Once that project is completed by the end of 2010, trees and boulders will encircle the lake that will also be surrounded by cattails and wetlands. Soil from that development is building up and adding value to the two commercial lots and extending them into what were wetlands near the railroad side of the lots. With sewer coming soon to Lockwood, and the close access of recent other commercial development (including the Flying J and Town Pump Truck Stations, Heliproz retail location, and new Anderson Steel building all in the near vicinity) these lots will become even more valuable with time. The picture below shows the huge stacks of mined gravel in various sizes now available for sale through Fisher Sand and Gravel. Half the gravel has been mined to date. The other half will be mined in the summer of 2011.
